Why Choose Our Firm?
We move at lightning speed!
In the rental industry, lost time is lost money. We get it and that’s exactly why once you request an eviction, we immediately swing into action. You are provided with a new case confirmation e-mail or fax and your eviction lawsuit is prepared the same day and filed at the Court the next business day.
Our highly experienced process servers also share our sense of urgency and move as quickly as possible to serve the eviction lawsuit on your residents in accordance with the law. If your resident contests the lawsuit or engages in delaying tactics, we will file the appropriate legal documents and briefs to bring your matter to trial as swiftly as possible to get your property back and cut your losses.
We charge competitive flat rates with no hidden surprises.
Our competitors often lure clients in by offering extremely low introductory “teaser” rates for an eviction only to find out later that there are other “add on” costs for copying, faxes, phone calls, postage, service of unknown occupants etc. etc. We believe that this bait and switch approach is just bad business. If you retain us as your attorneys, you will be provided with a fee schedule so that you know up front what the case will cost you. We also offer our large property management clients and landlords who process 4 cases a month or more a special volume discount.
We keep you posted every step of the way
Many law firms will gladly accept your eviction case and then you will never hear a word from them for weeks. This is unacceptable. Our firm gives you a choice of e-mail, fax, or phone status updates. In addition, Mr. Schonfeld personally calendars and monitors every lawsuit to prevent delay. Once your case is commenced, you may contact our office for an immediate status update without being shuffled around to several different people who cannot answer your questions. More importantly, you are always free to contact us with any questions or concerns. It's your right as our client.
We provide you with sound legal advice with no outrageous hourly charges
Many law firms and paralegal eviction services will file any case at Court without properly advising their clients that they are filing a losing case. This not only puts the client at serious risk of being sued but it wastes time and money. Our Firm is not afraid to tell you when you have a bad case and will give you solid legal advice and options to protect you. California is an extremely “tenant friendly” State where the laws are construed against landlords. Even the smallest slip up can have serious legal ramifications for the client. We actually encourage our clients to call us with any legal questions so that they can make informed and correct decisions when dealing with problem residents or situations.
"Discourage litigation. Persuade your neighbors to compromise whenever you can. As a peacemaker the lawyer has superior opportunity of being a good man. There will still be business enough." Abraham Lincoln
Remember, there is no substitute for experience and knowing how to deal with hostile residents and difficult situations. Over the years our seasoned advice and prudent guidance has saved many of our clients untold thousands of dollars in unnecessary legal fees and has protected them from costly and time consuming Fair Housing and civil lawsuits in State and Federal Court. It is no secret that lawyers make money by escalating matters, indiscriminately filing lawsuits and engaging in protracted litigation.
Good lawyers exercise restraint and counsel their clients to consider the good, the bad and the ugly of a given course of action. Our clients know that we have their best interests at heart and will give them an honest and competent evaluation of their legal matter. That's why they keep coming back.
We practice preventative law
Anyone with experience in this industry knows that even a minor mistake in a Notice or an employee's poor judgment in dealing with a difficult resident can result in lost time and money for the owner. Worse yet, such mistakes, if left unchecked, can lead to Fair Housing suits or wrongful eviction cases by a disgruntled resident. Simply put, our job is to thoroughly review your paperwork to catch potential problems and pitfalls before your case is filed at Court.
